How many rent cheques are typically required in Dubai?
Traditionally, Dubai landlords preferred 1-2 cheques annually. However, the market has become more exible, with many landlords now accepting 4-6 cheques. Premium properties often offer more exible payment terms, especially in a competitive market.
Can expatriates rent property in Dubai?
Yes, expatriates can easily rent property in Dubai regardless of residency status. You can even rent a property before obtaining your residence visa. However, for Ejari registration, you will eventually need to provide your residency documents.
Can a landlord increase the rent? If so, by how much?
Rent increases in Dubai are regulated by the RERA Rent Index. Landlords must provide 90 days' notice before renewal and can only increase rent according to the index guidelines. Typically, increases range from 5-20% depending on how far below market rate the current rent is.
How far in advance should I start looking for a rental property?
We recommend starting your property search 1-2 months before your desired move-in date. The Dubai rental market moves quickly, and most available properties are ready for immediate occupancy. Starting too early might mean your preferred property gets rented before you're ready to move.
What is Ejari and why is it important?
Ejari is the mandatory registration system for all rental contracts in Dubai. It legally protects both landlords and tenants by documenting the agreement with the Dubai Land Department. Without Ejari registration, tenants may face difculties with services like DEWA connections or visa processing.
What is the standard security deposit in Dubai?
For unfurnished properties, the standard security deposit is 5% of the annual rent. For furnished properties, it's typically 10%. This deposit is refundable at the end of the tenancy, subject to the property being returned in good condition with no outstanding bills.
What maintenance issues are tenants responsible for?
Tenants are typically responsible for minor maintenance issues (under AED 500) such as replacing light bulbs, basic plumbing issues, and general upkeep. Major maintenance and structural issues are the landlord's responsibility unless damage was caused by tenant negligence.
What documents do I need to rent a property in Dubai?
You'll need a copy of your passport with valid visa (or visa under process documentation), Emirates ID (or application receipt), and post-dated rent cheques. For company leases, you'll also need a trade license copy, company stamp, and authorization letter for the signatory.
